Reservation Policy
                                               

RESERVATION: Reservations are on a first come, first serve basis. For a secured reservation, we require a signed, correctly filled in lease and half of the rental due for the period you have requested.
If your preferred space has been contracted with another party before your reservation request reaches us, we will offer you a replacement week or a replacement home, or return your check immediately.  Please check in with us to put a house on hold when you put your reservation requirement in the mail to help avoid double bookings.
The balance of the rent, plus a security deposit, is due 60 days before occupancy. The security deposit (Look up security deposit prices at  “RATES”), is not to be considered as any part of the rent.  It will be refunded in its entirety within 30 days after ended occupancy, if the home is left as it was when you arrived, and no extra expenses have been run up due to your tenancy.

CANCELLATION:  Once a time-period has been contracted, and time has been reserved in your name, the first lease payment is considered non-refundable.  If you have to cancel your reservation, we will try to find a replacement tenant.  The earlier you let us know, the better the chances.  If we are successful, in finding a replacement tenant, and the home is re-rented, we will refund up to 80% of the payments you have made, minus our expenses and/or loss in re-advertising the space. 
If your cancellation  occurs 30 days or less before scheduled occupancy, we do not promise any refunds, of partial or whole payments, of the contracted time.

AGREEMENT TO HOLD: We will hold space for 5 days if you e-mail or fax us your vacation lease with all of your information filled in.  Ask for our agreement to hold available to rent, if you need considerably more time.

AGE REQUIREMENT: Responsible tenants must be 21 years or older. We ask that all persons to occupy the rental in your care be listed.

PETS: We welcome well behaved pets at the Old Wing and Cottage. Please ask for a lease containing the pet policy when you contact the landlords. A pet not familiar with this environment, should not be left alone at the house. If you do not intend to care for your pets during your vacation, please do not bring them to our home. If you bring pets, a security deposit of $50 is added to the initial security deposit.

GROUPS:  We are happy to welcome wedding groups, reunions and professional groups. We can help you with a per room cost quote if your guests pick up their separate cost, a quote for renting all three homes as a package, and a quote for using the land for your outdoor party hosting.

PARTY HOSTING: You may host your party at this property.  If you would like to arrange an event that includes pitching a party tent on our land, we ask a fee sized according to the impact we expect your event may have on the property.  An additional security deposit is designed to ensure proper cleanup after the event.  We have a party hosting addendum explaining our requirements, that you will need to sign.  All municipal rules and regulations apply.  Ask for our party hosting addendum form in the “CONTACT US” form.

CLEANING: We expect a generally clean and orderly property to be turned over to us for the next tenant. The property should be when you leave, as you found it on your arrival.  We give you two garbage containers and one recycle bin per home.
